The problem has reappeared in 2021. I work remotely by riding several network units by Samba, and Thunar is unusable under these conditions, I have also tried with SSHFS and the problem persists. It seems that Thunar expects information from the units mounted remotely and this makes Thunar use 30 seconds or more to open. This problem does not exist in Dolphin, Double Commander or PCManFM, and also fails when you try to open files from any GTK application.
In my case, the problem happens whenever I try to use Thunar, not just the first one.
My installation is Debian 11.1 Bullseye stable with XFCE + Ligthdm

Well, I answer to myself. I have found the problem.
It seems that when I opened Thunar, a process for managing the trash started that prevented opening thunar (gvfsd-trash).
In my case it has been solved by uninstalling the gvfs-backends package and deactivating the volume manager in thunar preferences -> Advanced
